By creating an account or using Capyra, you agree to these terms. If you do not agree, do not use the service.

Capyra is a real-estate portfolio analysis tool. It helps you analyze deals, track properties, and surface potential opportunities such as estimated rent gaps.

Capyra's outputs — including market rent estimates, rent gaps, opportunity values, scores, and recommendations — are estimates for investment analysis. They are generated from comparable rental data and internal calibration. They are not an appraisal, a guarantee, financial advice, or a final pricing recommendation. You are responsible for verifying numbers and decisions with your own diligence and advisors.

You are responsible for the accuracy of the information you enter, for keeping your credentials secure, and for activity under your account. You must be at least 18 and provide accurate registration information.

Do not misuse the service: no unauthorized access, scraping at scale, reverse engineering, interfering with operation, or using the service to violate the law or the rights of others.

Capyra and its software, design, and content are owned by Capyra. You retain ownership of the data you enter; you grant us the limited rights needed to operate the service for you.

Capyra is provided "as is" during beta, without warranties of any kind. Features may change, and availability is not guaranteed. To the maximum extent permitted by law, Capyra is not liable for indirect, incidental, or consequential damages, or for decisions made in reliance on the service's estimates.

You may stop using the service and request account deletion at any time. We may suspend or terminate accounts that violate these terms.

We may update these terms as the product evolves. Material changes will be communicated through the product or by email; continued use after changes take effect constitutes acceptance.
